ST. LOUIS — The Church of Scientology of St. Louis for the past year has been trying to sell a 60,000-square-foot building being marketed as “one of the few remaining development opportunities” in the city’s Lafayette Square neighborhood.

That it hasn't found a buyer is a testament to the high interest rate environment that has made projects more challenging, said CBRE First Vice President Nick Garavaglia, a broker for the owner.

“I think if we had this listing three years ago, it probably would’ve been done and sold and something would have happened with it,” Garavaglia said.

The four-story building, located on 1.2-acres at 2345 Lafayette Ave., was built in 1928 as the “German House” that included an auditorium, office and entertainment space for German Americans, according to historical records. The facility later changed its name to the St. Louis House during World War II.
