Here’s how many hotel rooms and apartments are planned at historic Jefferson Arms building

ST. LOUIS — The developer behind the project to convert the historic Jefferson Arms building into hotel rooms and apartments is revealing more details on the plans.

The conversion of the historic landmark at 415 N. Tucker Blvd., which was originally built for the World’s Fair, will be divided between apartments on one side and hotel rooms on the other, representatives of the building’s developer said at a conditional-use hearing Thursday.

Dallas-based Alterra Worldwide has been working since 2016 on a plan to convert the massive landmark, which takes up an entire city block, into a $100 million mixed-use project with a hotel and apartments. But the project has been delayed for years due to the pandemic and contractor disputes, including a lawsuit from the carpenters’ union that resulted in a settlement last month. 

Emre Terazi, director of construction at Alterra, said at the latest hearing that full plans have been submitted to the city for zoning approval. In recent months, the developer has also secured financing, according to another city board. The city previously granted the project $17.3 million in tax-increment financing.

The current proposal calls for 225 hotel rooms and 235 apartments, Terazi said. The site will have ground-floor retail, but the details of that are still being worked out, he said.

The original ballroom of the historic hotel is being refinished into an event space that would be open to the public, Terazi said.
