ST. LOUIS — A St. Louis-based homebuilder plans a new subdivision with nearly 40 houses next to one of St. Louis County's largest parks.

The new subdivision in Maryland Heights called Louiselle Park would consist of 39 houses, according to plans that builder McBride Homes filed with the city. The proposed location borders Creve Coeur Park.

The 14.98-acre project, to be built on a wooded 15.6-acre property at 2212 Rule Ave., does not yet have final approval from the city, but McBride said on its website that the new community could be coming as soon as this summer.

The homebuilder closed on the purchase of the property in December for $1.2 million, according to sales records from real estate research firm Reonomy. The land was previously owned by the Kniffen Living Trust of Kirkwood.

The site previously had a single-family house that was demolished in 2013, according to a city report.
