Brentwood Public Library buys new building for $8M upgrade plan

BRENTWOOD, Mo. — A public library in St. Louis County has purchased a building with plans to renovate and expand it into new, modern space for its collections and programming.

The Brentwood Public Library completed the purchase July 31 of the two-story office building at 2201 S. Brentwood Blvd. in Brentwood, according to a news release from the commercial real estate firm that served as the library’s broker on the purchase, Hilliker Corp. The library purchased the site for $3.2 million from the prior owner, Retina Institute, which had operated its administrative offices in the building.

With 10,000 square feet, 70 parking spaces and a central location in Brentwood, the Retina Institute building was the “best available option for the library’s goals,” Hilliker said. The property was originally listed for $3.7 million, but Hilliker broker Hal Ball spent a month negotiating with the sellers, who agreed to bring the price down to $3.2 million, according to the release. The property appraised for just above that, Ball said.
