Property Tax Freeze application for seniors in St. Louis County goes offline due to application overload

The application is expected to be back online Monday, Nov. 18 at 8 a.m. after a system upgrade.

ST. LOUIS COUNTY, Mo. — A Saint Louis County program that freezes certain real property taxes for eligible seniors was paused on Wednesday at 5 p.m.

Officials posted an important notice on the county's website, saying they were experiencing technical difficulties with their application system "due to an overwhelming response to the Senior Tax Freeze Program."

Since the program was launched, more than 30,000 applications have been submitted.

“We apologize for the inconvenience, but this is the unintended consequence of standing up what has been a very popular program,” said Director of Revenue Tony Smee. “The demand is great, and we now need to improve the customer service experience.”

Those with scheduled appointments through the Department of Revenue should keep them as scheduled. 

Besides that, no one can apply online or in person at one of the County’s buildings.

The application process is expected to reopen at 8 a.m. on Monday. The application deadline is June 30, 2025.

Here are the eligibility requirements for residents:

  • Is 62 years of age or older as of December 31, 2024.  
  • Is the property owner, or has a legal or equitable interest, of a residential property, as of December 31, 2024. 
  • Primarily resides in the property for which they are applying, as of December 31, 2024.  
  • Does not claim more than one primary residence for the Senior Property Tax Credit.  

Here are the required documents to bring: 

Proof of identity and age. Examples: state-issued Driver’s License, state-issued ID, or birth certificate. 

Parcel Identification (Locator) Number of the property you are applying for. You can look up this number on the Assessor’s website

Proof of ownership. Examples: warranty deed, quit claim deed, grant deed, survivorship deed. If the property is in a Trust, you must ALSO provide copies of Trust documents proving the applicant is a Trustee or Beneficiary of the property.  Properties owned by a corporation or LLC do not qualify. 

Proof of residence. Examples: state-issued driver’s license, state-issued ID, passport, voter registration card, or motor vehicle or driver’s license renewal card.
