Here's what St. Louis County seniors need to know to apply for a property tax freeze

The application will be open until June 30, 2025. Seniors can apply online or in-person.

ST. LOUIS COUNTY, Mo. — Some relief is heading seniors' way! Saint Louis County Senior Tax Freeze application is now open. 

It's something many in our area have been waiting for. Seniors can apply online through a portal on the County's website or in-person. The application will be open until June 30, 2025. 

For those who want to apply in-person, county employees will be available to help seniors with the application at the four county buildings Monday to Friday from 8 a.m. to 4:30 p.m.

  • Clayton Administration Building - 41 South Central Ave. Clayton, MO 63105
  • Northwest Crossing - 715 Northwest Plaza Dr. St. Ann, MO 63074
  • South County - 4546 Lemay Ferry Rd. St. Louis, MO 63129
  • West County - 74 Clarkson Wilson Center, Chesterfield, MO 63017

Qualifications for the Senior Tax Freeze Program include:

  • 62 years old by the end of 2024
  • Written proof of ownership interest in the property
  • Primarily live at the property
  • You may not claim more than one primary residence. Only one member of the household should submit an application.

Documents you need to apply:

  • Proof of identification 
  • Proof of ownership
  • Proof of residence 
  • Parcel Identification Number 

The first year the credit will be realized is on your 2025 tax bill. 

Tony Smee, St. Louis County Department of Revenue Director said this program is vital for our seniors.

"Seniors, in particular, are looking for tax relief, and this program is one way that our legislators have chosen to try to make their property tax burden a little bit less for them. I think it's important for us to be able to provide them with as much assistance as we can to apply, to make it as easy as we can for them, and to provide them as much service," he said.

Smee said property owners will have to renew their application each year, but they won't have to redo the entire application process because when they apply this year, they'll be given a number on that application to come back next year.

He wanted to remind everyone drop-off or mail-in applications will not be accepted.

"The reason behind that is because of identity theft and security. It's just not safe because of the kinds of documents that we're asking folks to submit. We developed a very simple process that they can apply online, and if they need assistance, or they don't have the ability to apply online at their own homes, they can come to four of our locations and get concierge service and assistance by applying and putting those documents directly into our system," Smee said.

Saint Louis County officials will be housing a Senior Resource Fair to help residents apply for the Senior Tax Freeze Program on Tuesday, Oct. 1 and Wednesday, Oct. 2 from 8:30 a.m. to 4 p.m. at 715 Northwest Plaza Drive St. Ann, MO 63074.
